Blue Mountain Community Management serves communities across Oregon and Washington. In Oregon that includes the Portland metro area, Beaverton, Salem, Bend, and coastal and southern parts of the state. In Washington it includes the Seattle area along with Bellevue, Vancouver, and King, Kitsap, Pierce, Snohomish, Thurston, Mason, Clallam, and Jefferson counties.
Blue Mountain Community Management is headquartered in Beaverton, Oregon, and operates two branch offices serving the Pacific Northwest. The company was established in 2008 and joined the Associa network of management companies in 2015.
Blue Mountain Community Management works with single-family homeowner associations, condominiums, lofts and townhomes, luxury high-rise and condominium buildings, master-planned communities, active adult communities, golf and club communities, municipal utility districts, and investment properties. The company also works with developers on new communities as they transition to homeowner control.
Blue Mountain Community Management takes a customized approach rather than applying a standard package to every association. Fees are quoted individually based on a community's size, property type, and the scope of services it needs, and the details are set out in a written proposal and management agreement. A board can request a proposal specific to its own community.
The board keeps its governing authority, including setting policy, approving budgets and contracts, and making final decisions for the association. Blue Mountain Community Management carries out the day-to-day work that supports those decisions, including financial administration, vendor coordination, inspections, homeowner communication, and support with rules enforcement. The specific division of duties for an association is defined in its management agreement.
Blue Mountain Community Management uses a team-based service model, so a community is supported by a group of staff rather than relying on a single person. That structure is intended to keep service and records continuous, and it gives boards access to support with financial matters, projects, and vendor selection and oversight.
Blue Mountain Community Management has a dedicated transition team that works alongside the community's assigned manager, the outgoing management company, and the association itself. The process includes reviewing past meeting minutes and policies, reviewing vendor contracts and scopes of service, and collecting homeowner fees and account balances. It also includes vendor walks and a board orientation or meet-and-greet, so the board and the management team begin with a shared understanding of the community.
Blue Mountain Community Management has a team of more than 75 community management professionals, and members of that team hold recognized industry designations for community association management. Professional certification and continuing education are an ongoing focus for the management staff. A board is welcome to ask which designations the manager assigned to its community holds.
